WHAT IS A CORPORATE RENTAL?

We are just like a regular tenant, with added benefits to each homeowner.

WHAT'S THE SAME?

SAME CONTROL & SECURITY

We sign your lease on YOUR terms and pay rent & utilities on time, EVERY MONTH (via ACH or your preferred automatic payment method).  

 

We take full responsibility for the condition of your home. We can be held liable to everything. Just the same as an individual would be, per your lease agreement.

Instead of living there ourselves, we furnish and stage the home to provide shorter stays to our clients throughout the year (this can be 3 weeks or 3 months depending on the client's needs).

 

We professionally inspect & clean the home before & after every client. We take care of all the day-to-day coordination. (Essentially, we are a free turn-key property manager for you!) 

 

We keep your home in pristine condition. More so than an individual because our business model crucially DEPENDS on your home staying in GREAT CONDITION.

Why lease to a COMPANY vs. an INDIVIDUAL?

Liability and Damage Protection

What happens when a window is broken and the landlord cannot prove who did it? Or if a tenant falls down the stairs and breaks an arm?

 

It both cases, the landlord is at financial risk (or will have to spend time and money spent on lawyers). 

Luxury Livings holds $1M in liability and $3M in damage protection for each client we host. We shield the home owner from risk, giving them a HIGH reward - LOW risk investment.

Condition of your Home

Landlord's highest cost other than evicton is tenant turnover. Luxury Livings intends to be your "forever tenant" which removes your need to ever re-paint, re-list, and re-sign for your next tenant. 

 

The amount of time and money that goes into furnishing and staging each property really only becomes worth it when we have a long term vision.

Long-term Tenant

Landlords have more control over companies than individuals and can evict, if needed, a company much faster. Companies do not qualify for the countless tenant protection laws that an individual does. (Remember when individuals learned how to stay in homes rent-free for months during COVID?)

We will also be your point of contact - so communication stays simple.

 

Just because we don't stay in the home, does not mean that just anyone can. We screen and verify identity of every single client and only market to a luxury-tier clientelle. These clients naturally take better care of their surroundings and leave small footprints.

Tenant Control

We only look for homes that are new or recently remodeled and we intend to keep it that way. Our business depends on the home being in pristine condition. 

Before and after each guest we professionally inspect and clean the home, perform regular maintenance, and address minor repairs.

We know what to look for and how to keep a home looking and running smooth. This helps us create a reputation of problem-free and luxury housing for all of our clients.

MEET SCOTT & LANI

We are so lucky to have 2 beautiful girls in our life. We love to travel and explore new cities, which has made this line of business perfect for us!

 

 ​Scott was a project manager for a $6B General Contractor for 7 years and has a degree in Construction and Facility Management. That experience alone has really helped him to understand how to keep a home in pristine condition and running smoothly. ​

 

We started our real estate journey with a few of our own long-term rental properties, but our passion for creating timeless experiences for others led us to leave our previous employers and venture into the world of corporate rentals.

 

Initially we started as part of a larger organization that has hundreds of corporate rentals internationally. In 2023, we decided to finally break-off on our own and started Luxury Livings LLC!

 

Now, we currently operate our own properties (both owned and leased) in Denver, St Louis, Phoenix, Salt Lake City, Lincoln, and Cincinnatti.   We are small enough to provide you & your home with the attention it needs, but are experienced enough to do it right.
